KALCON is seeking a self-starting Mechanical Project Manager to lead project delivery and drive core coordination efforts on mechanical construction projects as an Owner’s Representative. This role is responsible for overall project execution, including leadership of submittal/RFI workflows, change order management, design coordination, financial oversight, commissioning support, and project closeout. The Project Manager will interface directly with the Client, General Contractor, and trade partners while coordinating closely with internal operations and procurement teams to ensure successful project delivery.

 
Minimum Qualifications: 

  • Bachelor of Science in Construction Management, Engineering, or related field, or equivalent experience
  • 5+ years of experience managing construction projects of increasing complexity
  • Data center experience strongly preferred
  • Strong background in Mechanical / MEP construction management required
  • Proficiency in Procore or similar construction management platforms preferred
Project Specific Duties and Responsibilities:  
  • Lead biweekly schedule review meetings and ensure alignment with project milestones
  • Perform regular site walks to validate installation progress against schedule and quality standards
  • Act as primary liaison between procurement, Client stakeholders, and GC for OFCI equipment coordination
  • Own Client meeting agendas, lead meetings, and maintain accurate meeting minutes
  • Oversee project safety program, including conducting or managing weekly safety observations and reporting
  • Manage review and approval of pay applications and lien waivers
  • Coordinate project schedule, procurement activities, and design updates with internal stakeholders
  • Build and maintain strong working relationships with GC and trade partner teams
  • Oversee document control, commissioning coordination, and closeout activities
  • Manage purchase orders and change orders, ensuring accuracy and timely processing
  • Lead coordination meetings and drive accountability for action items across project teams
  • Maintain oversight of Procore systems, including document control and directory management
  • Lead project execution from preconstruction through closeout, ensuring alignment on scope, budget, and schedule
  • Drive internal coordination on design reviews, cost optimization efforts, contract execution, and scope changes
  • Oversee implementation and enforcement of project quality control and safety programs
  • Manage Client safety reporting requirements, including weekly HRA site walk reporting and metrics tracking
  • Translate project requirements into execution plans and lead teams with minimal oversight
  • Own project financials, including forecasting, cost tracking, and monthly reporting
  • Manage the contractor billing process end-to-end, ensuring accuracy, completeness, and timely approvals
  • Lead the change order review process, validating scope, pricing, and schedule impacts
  • Oversee procurement processes, including PO issuance and vendor coordination
  • Facilitate design coordination efforts, including leading page-turn reviews and managing stakeholder input
  • Manage Client vendors to ensure successful execution of their scope (e.g., controls, signage, FF&E)
  • Provide leadership to design teams and contractors throughout the lifecycle of the project
  • Coordinate with Operations to manage work in live environments, including development and execution of MOPs
  • Oversee commissioning efforts, including coordination with Cx agents and ensuring compliance with Client requirements
  • Manage project documentation and internal file systems throughout the lifecycle
  • Drive all project closeout activities to completion, ensuring full turnover to Client standards
  • Oversee permitting processes, including tracking, renewals, and coordination with local authorities
  • Perform additional duties as required to support project and organizational goals
