The Commercial Construction Manager oversees all phases of commercial construction projects—from pre-construction planning through completion and handover. This role ensures projects are delivered on time, within budget, in compliance with codes and regulations, and to the highest quality and safety standards.
Lead project planning, scheduling, and execution for commercial builds (new construction, renovations, tenant improvements)
Review architectural drawings, engineering plans, and specifications
Develop project timelines, milestones, and budgets
Coordinate pre-construction activities including permitting and approval
Select, negotiate, and manage general contractors and subcontractors
Schedule and coordinate all trades to maintain workflow
Monitor performance, productivity, and contract compliance
Review bids, contracts, change orders, and payment applications
Resolve on-site conflicts and delays
Develop and manage project budgets
Track expenses and forecast costs
Approve invoices, progress payments, and draw requests
Identify cost-saving opportunities while maintaining quality
Maintain accurate financial reporting for stakeholders
Ensure compliance with building codes, regulations, and safety standards
Conduct site inspections and quality control reviews
Coordinate third-party inspections and testing
Enforce OSHA safety practices and site safety plans
Address deficiencies promptly
Oversee permitting processes with local authorities
Ensure compliance with zoning, environmental, and licensing requirements
Coordinate with inspectors, architects, engineers, and consultants
Maintain documentation for approvals and occupancy certificates
Serve as primary liaison between owners, architects, engineers, contractors, and stakeholders
Provide regular progress reports and updates
Lead project meetings and maintain meeting minutes
Communicate risks, issues, and solutions proactively
Manage punch list completion
Coordinate final inspections and occupancy approvals
Ensure delivery of as-built drawings, warranties, and manuals
Oversee handover to owner or operations team
Education:
Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field (preferred)
Equivalent experience considered
Experience:
5–10+ years managing commercial construction projects
Experience with projects such as offices, schools, healthcare facilities, retail, or mixed-use developments
Proven track record of delivering projects on time and within budget
Strong leadership and team management skills
Excellent project management and organizational abilities
Knowledge of construction methods, materials, and codes
Budgeting and cost-control expertise
Contract negotiation and administration skills
Problem-solving and decision-making ability
Strong communication and interpersonal skills
Proficiency in project management software (e.g., Procore, MS Project, Primavera)
Ability to read and interpret blueprints and technical documents
PMP (Project Management Professional)
CCM (Certified Construction Manager)
OSHA 30 Certification
LEED Accreditation (for sustainable projects)
